Overall, I would rate the buying experience as Very Good - just a slight notch below excellent. I have not stayed at the property yet, so I can't comment on full owner experience at this time. I thought that the primary interfaces (sales agent, home manager, finance lead) were very professional, straight forward, and responsive. I had a buyer's agent and attorney working with me on the deal, and all three of us felt the Pacaso team was great to work with. There was one area where I felt there could be some space for improvement. Although the team seemed to be well intentioned, I thought it was a little more challenging to get property details / financials during Due Diligence period than it could be. I would've expected that some of the questions (e.g., balance sheet, details on the budget assumptions, documented list of property improvements made by Pacaso) would have already been prepared and packaged for buyer visibility. It seemed that some of this material was only pulled together and available because I asked for it. They were NOT being secretive, it just took a bit to get the info and it wasn't always packaged in easy to digest formats. I'd just be surprised if these are not common info requests from buyers. Overall, I am very pleased and look forward to staying at the property. From what I can tell, the app and booking technology / process seems to be efficient and fair.

There was a MIX UP ON PACASO'S PART WHEN BOOKING MY FIRST STAY. IT WAS HANDLED AFTER ME MAKING A BIG SCENE BUT WITHOUT MUCH APOLOGY OR COMMUNICATION. I FELT LIKE THERE WAS NO ONE WHO WAS REALLY IN CHARGE OF THEIR ERROR. Otherwise, everything and everyone was lovely.

The delivery time is at least two months behind schedule. They also overpromise some changes that did not occur. I hope once I am able to use the house forget about this details.

We have not stayed at our house as of yet but I do already see that getting to stay when you want will pose a problem. If I would have known how difficult it was to get in on the dates we want I do not know if I would have gone forward with this transaction. A few communication issues with the money wire but otherwise everyone has been very helpful and nice.

Our SmartStay scheduling system is designed to ensure all owners have equitable access to their home, but we recognize that individual owners do not always get their first choice of dates. Because stays can be scheduled up to 2 years in advance, and owners are limited in the number of bookings they can hold at one time, we find that most people are able to secure dates that work well for them. Please don't hesitate to reach out to your home manager with your concern -- they can review the calendar with you and discuss options. We will also pass your feedback along to the team. We had a great stay but various things were either under repair,backorder or in need of. Soap/shampoo in master fireplace jerry-rigged to operate need squeegee for showers window blinds not all working no microwave small table by master tub the house is awesome,view incredible just need to bring it up to Pacaso standard
