The response time for all communication is not great.

Ribbon is okay but just like Donovan stated below. They need more agents. Its A "time is of the essence" game out here and were missing offers because we have to WAIT for Ribbon to do thr own valuation. If client signs agreement and Ribbon verifies approval then as A realtor I shouldnt have to wait for your valuation AND if the home comes back on the market from being under contract Ribbon has A delay for will deny/does not qualify because their system is not updated. The 7 day due diligence Kills the deal in todays market that Ribbon has us asking for, again it goest back to them needing more agents so once the report is is back someone can get right on it... Its A couple more issues that drives me nuts 🤪 but his is good for now,

Ribbon helped one of my clients win an offer. The software was a little glitchy when writing an offer but my Ribbon Rep helped with that on his side. The attorney's office that we were required to use with Ribbon was very behind. The day before closing, the bank my buyers use had to remain open after hours waiting for the correct amount of money to wire. I've heard that they offer more options for attorneys now. I tried using Ribbon with another client to win an offer but there was a delay in receiving the valuation. Over a day delay. This removed Ribbon as an option for my clients and they didn't offer on properties. I would try Ribbon again with the hope that they continue to scale their business and improve processes.

My first Ribbon experience as an agent did not go as expected. I had heard so many great and exciting things regarding the Ribbon platform through my Brokerage and a joint Zoom calling giving myself and other agents more insight on the Ribbon program. In addition, Ribbon ads had begun to pop up on my social media platforms as well. To make a long story short, I had further researched the Ribbon program and had mentioned it to one of my clients who was excited about the program as well. Fast forward, my client and I had seen a home over the weekend and were excited to submit an offer via the Ribbon platform. Hence, this is where navigation along the Ribbon platform got more difficult. I'm not a fan of communication via bots and Need Help etc. I managed to set up an account for myself as an agent and started the approval process for my buyer. I ran into a slight snag since my buyer's pre-approval letter was blocked and not given buying power to move forward, due to a 90 day pre-approval window. My buyers pre-approval letter was within 90 days, but was with a credit union, so different rules apparently applied. If there are such exceptions, please make that clear on your website as agents such as myself are working and trying to push deals through on the weekend. I was finally able to get a Ribbon agent to reach out to me and re-assured me that my designated Ribbon agent would reach out to me the next day before my deadline in order to ensure that my offer got push through and that a scheduled appointment would be made for a specific time etc. That scheduled call at the designated time frame NEVER HAPPENDED. My designated Ribbon agent was ghost. I'm trying to call her and reach out to the agent that I had spoken with the day prior. Neither are available and no where to be found. Not cute, considering I have a diminishing timeframe in which I need to submit my offer. Other agents from the Ribbon platform reached out and advised that they would send an email to under-writing to see if they could get that overwritten since I was reaching out on a Sunday and the lender would not be available until Monday morning. It never happened. I was advised that they could not move forward until an updated pre-approval letter is received etc. Fast forwarding to end of story. My Ribbon Cash offer with a guaranteed closing was never submitted. I'm disappointed. My client is disappointed. My client's mother is disappointed. So much for the Ribbon Program. THOUROUGLY DISAPPOINTED!!! Fast forwarding. Received an update from the listing agent advising that after the seller reviewed over 50 other offers, they decided to go with another offer and asked if my buyer would like to be a backup. So much for things falling thru the cracks and quickly going left. Still trying to get my first offer accepted. #New Agent.

Process without notice to agent

While the concept is great, and it literally saved my deal at the very last minute. However, the communication was lacking on several occasions, but being a newer company, I know there will be adjustments to make things go more smoothly. I appreciated having this option, just need to be pro active in the transaction.
