AppFolio is a good platform; however, its customer service and support are absolutely terrible. Unless you upgrade to their "Plus" package, which is an additional hundreds of dollars a month, you will wait for days for someone to contact you. You are stuck with an AI Bot. I regret dealing with them every day, but switching is such a monumental task that I am staying for now. I will get my ducks in a row, and next fall, it's bye-bye. I would recommend Rent Vine. They have exceptional support and better pricing, and they will be getting my business very soon.

Another fantastic example of bait and switch. Not only do they promise the world and all the fixes from the sales staff but once you are onboarded and spent extra money to get extra training you are left alone to figure the system out. So, we did! And though the online chats were helpful, what wasn't great was that we would finally figure out a way to make it work for us and an update would come out and crash everything we had just put into place. Leading to hundreds of hours of fixing the system again. Lost clients, angry customers, frustrated staff, and do they give a rat's butt. NOPE! Customer service responses of the system are designed to work this way. So, unless you are a large apartment complex or HOA the system isn't built for you and is being changed for the mega monsters. Oh, and stop selling my information to third party companies to try and sell me their add on. Good gravy I pay for the product and then you profit on every corner you can get.

I use Appfolio daily, two separate portals for two separate entities. I used to be able to keep both open in separate tabs and bounce back and forth as necessary. They've recently "improved security" which means I spend 2-3 hours each week logging in and out of each portal, fielding 2FA requests for each login because "switching between them counts as a whole new login" regardless of Remember this Device settings. Customer service does not care that those of us who use it the most are now punished for it. The quality of customer service has plummeted since starting with them in 2022.

Everybody in PM says appfolio number 1, not for me, I try to get support from these guys, they don't respond. Im too small time I guess. Booooo

The product is good but the support is horrible.

AppFolio software is wonderful, needs a few tweaks that other programs have, but usable. Customer service is the absolute worst out of any property management software I have used to date. QuickBooks, Yardi, and Rent Manager all have much better customer service. Unless you want to buy something additional, you will be waiting a minimum of a week to resolve a problem that should only take 5 minutes. It gets worse every year instead of better. I keep holding out hope for this change, but I have given up hope on that now. This is my number one complaint when other owners are looking for software to use. I do not refer to AppFolio based on the lack of help on the smallest issues.

The screening process and the charges they mention is a big lies

Customer support is awful. I have been trying to get my property management company transitioned over to AppFolio from Rentec, and if I had known how terrible this process is, I would have never changed. Everything is fine, phone calls etc., until you sign up and their "onboarding team" takes over. Then, you have to submit tickets for help, which can take 24 hours while you sit and are unable to move forward. There is no follow-up either. They may or may not respond. I have been paying for this for over 3 months and still cannot accept online payments, among other issues. The website development team, however, was fantastic. That was a great experience. 100% satisfied there. From what I can see, the software platform is excellent; it's just the support that needs an overhaul.
