I'm seeing 15.9% returns in about a year of investing with Fundrise. I contribute bi-weekly and reinvest dividends. With inflation on the rise, real estate is generally a good investment so I will probably increase my contributions in the near future. For people complaining about not being able to get their money back or having to wait 3 months, THIS IS REAL ESTATE. It is not cash; in order for them to get cash to pay their investors, they need to sell real estate which does not happen over night. Real Estate is not liquid. Secondly, as far as waiting 3 months, Fundrise is very clear that when you request to pull your investment, they will pay you at the end of the quarter. So yes, if you submit a withdrawal request on Jan 1, you will not get your money until March 31. Again, this is real estate...it is not cash or stocks that can be sold instantly.

Ive been with Fundrise for 4 years with a total return of 27%. I reinvest my dividends, and get a small increase almost every single day. This investment is for the long haul, and is ideally for those that would like to supplement income with dividends. Interestingly the negative reviews are accurate. Fundrise is not liquid. You’ve chosen to invest in Realestate. Your money is literally tied up in property. You cannot just pull your money out when you feel like it. I no longer add funds to my Fundrise account. I just allow the reinvested dividends and compound interest do it’s job.

They say you can take out your money after 5 years without penalty, what they don't tell you is it's still not liquid, even if your funds are 5 years old when you try to withdraw they will still schedule your redemption for 30 days + the end of the quarter following that. That was NOT transparent, if they say you can redeem after 5 years no penalty then they need to give the option to withdraw IMMEDIATELY - the account should be considered fully liquid on that date. My personal rate of return isn't as bad as some people report here. They fed me 7 investments when I started. 2 of them didn't change value or give dividends (actually, my reports show they lost 2-3 percent) so I sold those after 2 years and purchased 2 others, thinking that it would count as some sort of transfer. Well guess what it did not - they penalized those 2 as a withdrawal. Fortunately, overall my annual returns have averaged 9.9 % according to their calculations, which I guess I don't trust completely, but don't feel like attempting to verify. There is no phone number anywhere on their website, though legally they have to have a contact number.

We are real estate investors and have a portfolio of several funds. This gives us a good perspective on fund operations, customer service and communication across the crowd-funding spectrum. We invested in the income fund- returns have been good. Unfortunately, investment performance is over-shadowed by an extremely poor client interface and non-existent customer service involving minor changes to our account that were simple to execute with all the other funds we use. There was no single contact person for communications and absolutely zero follw-up by phone, text or email. This amateurish, incompetent client support leads us to recommend not making an investment with this firm. It's like playing "hide and seek" getting material information and no point of contact to accomplish simple tasks to completion. Complete waste of time and the byzantine bureaucracy of their back office procedures seems more important than servicing clients.

If you don’t know anything about investing this may be a good way to get long term returns without being involved in your investments. I put $1000 in to see what would happen. I saw a 5% return after 15 months. Would have been better off putting that $1000 to work somewhere else. For me just simply a poor return.

After 3 years of poor returns far below Fundrise's advertised claims, I requested to withdraw. They don't even process withdraw requests for three months. Only today I received the funds with a five percent penalty, incurring a net loss of more than $1,000 over the past three years while real estate prices have skyrocketed. This was advertised as a slow and steady investment to get high single-digit returns with low risk. It is not. Almost any other mainstream investment would have been better. Steer clear.

After 18 months my returns are about 3.5% on a 10,000 diversified investment. The 5% hit is going to suck, but the returns suck more.

All my investments project 8-11% returns, but after almost a year I was getting .1%. Now they are going to take 5% of my original investment to pull out. You can get more in a savings acct. I don't understand how it is rated so high.
