AppFolio Property ManagerReviews of appfolio.com

Landlord says this was free but now Appfolio not the landlord went from offering a no fee ach check option to charging $2.49 for every ach, more than any other company out there. Seems like Appfolio is just changing the deal and now there is no way to pay on line without fee. See their stock went flying up - just a money grab by Appfolio for no extra

Wouldn't Recommend We've overall been happy with Appfolio, but with their decision to charge our tenants $2.49 (from free) for EFT payments and how they rolled this out is frustrating. Appfolio spent a lot of time offering training on how to get tenants signed up for their portal, and how to "sell" the (then) free EFT payment option. Now, tenants either have to pay $2.49 for every EFT payment they make, or as the property owner, we can pay $1/door (regardless if the tenant has the portal active; regardless if they actually use EFT payment option) and it'll remain free to the tenant. Appfolio has a large community forum for its users, and there are MANY property managers who have left Appfolio over this. This is simply a money grab for a now publically traded company. The forum has talk of a class action. It's been a nightmare. We have 1200 doors and they didn't blink an eye when we told them we were looking for other options. Same for a few commenters on the forum who have over 10k doors. They don't care how long you've been with them, or the number of doors you have. Separately, Appfolio's customer support is lacking. Chat or opening a ticket are the only options, and the chat feature is rarely an option. We are looking to move to either Buildium or Rentvine. The AF community forum has many AF customers moving to those software options.

Suddenly we now have a mandatory transaction fee? Greedy landlords and now another greedy company to deal with. I'm going to look into other ways to pay rent. I'll go back to writing a check every month if I can. What a joke of a company.

I just wanted jump on the bandwagon of disgruntled tenants being charged a fee for a simple bank withdrawal. My landlord can now cash a check each month. I hope AppFolio loses a bunch of customers over this money grab.

Now there is absolutely no way to pay without an additional fee. You know what that is called? THEFT! Pay your own operating costs you scumbags.

I run a rather small property management firm in CT. After many years with RentManager and others, I was thrilled to find appfolio in 2018. They were ahead of the curve. Evolving toward cloud-based software and monthly subscription fees made sense. And fees were reasonable. But their latest money grab is unjustifiable and shameful. We're left with the choice of alienating our tenants and condo unit owners who are signing off of their payment portals to avoid these fees, which is impacting our own efficiencies, or taking those fees on ourselves and seeing dramatic increases in our costs. After all we've done to convince and teach our tenants and unit owners to sign up for online payment these past few years. It's particularly offensive to accounts we've taken on recently, with whom we've contractually agreed must pay this way, and then a month or two later they get hit with these fees as if we've deceived them. We're embarrassed by it, and as such we probably have no choice but to eat it ourselves. We used our first property management software company for the first 14 years we were in business. We used the second for the next 15. We've used appfolio for 5, and now can't wait to change again. Greg

I have used Appfolio for more than 8 years now. Appfolio used to be excellent software with excellent customer service. Since 2020, customer service has gone to the dogs. Since they went public, they don't care about the end user at all. It is 100% money grab, upcharges, junk fees, no answers, and no service. It is terrible and I strongly suggest you look at different software than Appfolio. They lock you into automatic renewals if you don't fully cancel and have zero access to your data at the end date. They also have recently used our databases to reach out directly to our tenants about additional fee collection. So it looks like now, they are controlling and utilizing our own data for their advantage. There are hundreds of very angry Appfolio users that feel held hostage.

Appfolio just pulled a nasty bait and switch on all of its customers and their clients. When we were first started looking to switch software service providers, Appfolio marketed their "free" E-Check services very heavily. Then in their initial meetings to get us started with their product, they continuously urged us to get our clients to sign up for this service. We did this, and now that we have a very high participation rate in the E-Check service, Appfolio is enacting a $2.49 per E-Check charge to all of our clients. Folks, this is the epitome of the classic bait and switch tactic used by scumbags. Switching software providers requires an immense amount of effort and time, and Appfolio knows this. They have us and similar mid-sized clients over a barrel...pay our additional $1.00 per door charge or we're charging your clients for this service. Paying their additional fee would more than double our base software cost. It's ridiculous, and it is beyond WRONG!
