Appfolio is very user friendly and it saves me time. They have great training videos and their customer care is very helpful and quick to respond. They solve any issues you have and walk you through it. I love Appfolio and highly recommend them to anyone that is looking for a software for Property Management!

Excellent software, amazing customer service!

Absolutely LOVE Appfolio! It has made managing flow of tenants and income so easy! It is fantastic to have the ap version so I can work on the go. One of my favorite features besides the obvious (rental applications, payment processing and online leases) is the ability to text tenants from the software. Texting through the software with ability for tenant reply-back not only creates a record of the conversation in the tenant file forever but is also useful in reviewing the file for lease renewals, ect. They continue to add helpful features and have done a great job making the software so user-friendly. Thank you!

I started with AppFolio about 15 months ago. It was the best decision I ever made. I am not an accountant and AppFolio makes it easy to keep track of the books / trust accounts / vendors / etc. We are able to pay all vendors, pay ourselves, and pay owners in about 1 hour each month. The electronic payment options for tenants to pay rent have cut the # of tenant visits to the office at the start of the month by 75%. Tenants love the options of paying online, at 7-Eleven, and CVS drug stores. The financial and rental reports have helped me retain clients and obtain new clients as I can provide very accurate data that my clients love.

I love Appfolio!! But the MCC line has been very very very disappointing lately and we rely on the for our maintenance and emergency line. We have had to build in a backup that we pay for.

The software is intuitive in many ways but has some major holes. Being a closed API limits your business to only things that their tech crew can develop in-house -- when they get to it. Their maintenance functionality leaves much to be desired but the biggest hole in the software is their lack of thought/effort put into payroll. No connections with any payroll companies and a lack of willingness to connect or develop on their own leaves payroll processing in the very manual dark ages.

AppFolio makes it known that they can help you extract your data from your current program for easy data migration directly into AppFolio - such a simple process. Guess what happens when you want to extract your data from AppFolio? That's right .... suddenly they don't have the ability to do such simple tasks. If you ever need your data from AppFolio, you have to MANUALLY DOWNLOAD every photo and every attachment, including leases and management agreements. Customer data may be available in a report but you don't really get to customize the reports like you are lead to believe. Plan on paying for AppFolio for a few extra months longer than needed just so you have time to get your data back. BE VERY CAREFUL OF ANY COMPANY THAT REFUSES TO GIVE YOU YOUR DATA!

AppFolio is great. It makes tracking everything from rent payments to tenant history a breeze. I use it to communicate with my residents almost exclusively and I love how it keeps a record of all our communications on their page. It makes my job easier for sure. Thanks AppFolio!
