Going into my 3rd year. Key thing with Appfolio is to give yourself time to learn the system, do not rush but find a great bookeeper to help you. Best system I have used to run my company, I trust it for all property types.

Just horrible customer service. It could be a great product if they had even adequate customer service but you will end up waiting for days to weeks if you even get an answer. It is sad, but the customer service reps attitude is as if they really don't even care. They care to get your business for sure but once they get it, you are on your own. It is so frustrating when you need an answer and you get no help and they don''t even care about it.

After 3 months of implementation we still cannot reconcile our receivables, prepaid maintenance and homeowners account balances. 3 months! The reason there are so many good reviews here is mainly because most people do not understand accounting. AppFolio IS NOT an accounting software and is far from being user friendly in that department. I have 30 years of experience in the accounting industry and have never seem such a dumb and idiotic accounting software. Our association (178 units) has spent over 160 hours transitioning the accounting to no avail. (It could all have been done in 36 hours) I DO NOT recommend this App.

AppFolio decided that our company was not a good fit for them a day before our pre-implementation call. We spent numerous hours with their team reviewing the software and signed a 1 year service agreement. Lack of business experience truly demonstrated by AppFolio a day before our Pre-Implementation call.

Our team expressed their concerns with you that you would be paying for a variety of core features that you would not use - such as accounting and marketing, and that your implementation and support experiences would be lacking, as we do not have experience in your field. Appfolio allows our entire business to operate from our smart phone , pay bills, manage maintenance, leases, applications, only two out of 600 residents are not on auto pay, financial data, guest cards, real time Advertising, text email or call residents, vendor use, I'm sure we are not using all the features but December 2017 will be one year and we are comfortable and would recommend it Thank you Brett Walcutt DGB.Communities
